GTA Online Kortz Center Heist Guide — Unlock, Prep & Payout
The Kortz Center Heist, added in Title Update 1.73 on July 14, 2026, sends you after the exhibits of a private art museum instead of a bank or casino vault. It's Rockstar's first heist built around an art-theft fantasy, but it also comes with the steepest entry cost in GTA Online so far. This guide covers exactly what you need to unlock it, how the scope-out and prep missions work, which entry point to pick, and what the payout realistically looks like once you factor in the setup cost.
01Unlock Requirements — Mansion and Art Studio
Unlike Cayo Perico (which only needs a Kosatka submarine), the Kortz Center Heist has a hard property requirement: you must own a Mansion in Los Santos and have built an Art Studio upgrade inside it. There is no way to access the heist's setup board without both.
- Mansion: the Tongva Estate is the entry-level option, priced around $11,500,000.
- Art Studio upgrade: built inside the mansion, priced around $4,700,000.
- Combined cost: $16,200,000 at list price ($11.5M Mansion + $4.7M Art Studio). An active GTA+ membership or the Fine Art Collector perk each cut the Art Studio price to $3,700,000, and stacking both drops it to $2,700,000 — bringing the combined total down accordingly.
- This is the single biggest barrier to entry of any GTA Online heist — budget for it well before you plan to run the heist itself.
Once both are owned, you're contacted by Raf De Angelis, fixer for the heist's client Mr. Faber, who walks you through the setup board inside your Art Studio.
02The Scope-Out: What to Photograph
The mandatory scope-out mission sends you into the Kortz Center as a visitor to gather intel via a hidden camera and the building's CCTV feeds. What you photograph unlocks entry points and optional prep missions later, so it's worth doing thoroughly rather than rushing it:
- Entry points: the loading bay garage doors, the skylight above the Bell Building, and the sewer/maintenance access reached through a manhole — photograph each one you want available as a finale option.
- Secondary targets: anything inside a reinforced glass display case, plus small paintings, count as lootable secondary targets. Large statues and oversized paintings do not qualify — skip photographing those.
- Optional prep points of interest: a delivery truck on the Loading Bay camera (unlocks Guard Shipments), the radio tower on the Bell Building roof (unlocks Guard Routes), a display case with a skull (unlocks Glass Cutter), the vault lockboxes on the Vault camera feed (unlocks Power Drills), and an electrical box near the Bell Building (unlocks EMP Charges).
You can only lock in the finale options you actually photograph during this mission, so take the time to pan every available camera feed before wrapping up.
03Mandatory Prep Missions
The heist has 17 total prep missions across five categories. You must complete both Equipment missions, plus at least one option from each of the other categories:
- Equipment (both required): Access Code — deploy a stolen drone to infiltrate a security firm undetected; and Hacking Device — breach an IAA facility using a stolen keycard to retrieve it.
- Infiltration Gear (pick one): Staff Key Card, Tactical Equipment, Alpha Mail Disguise, or a Hazmat Suit route — each gets you past a different layer of the Center's security in the finale.
- Unmarked Weapons (pick one): Street Loadout, Security Loadout, or Military Loadout — determines what gear you carry into the finale if things go loud.
- Getaway Vehicle (pick one): a Manchez motorcycle (requires an LSPD Garage Key Card from Mission Row Police Station), an Armored Caracara, or an Annihilator Stealth helicopter.
Since Equipment is the only category where both options are mandatory, plan your prep session around those two first, then pick a single option from each of the remaining three categories to save setup time.
04Optional Prep Missions
Five optional preps improve your odds in the finale but are not required to launch it. Skip any you didn't unlock during the scope-out; each is unlocked by photographing its point of interest:
- Guard Shipments: reduces guard armor and weapon effectiveness in the finale. Requires raiding a warehouse on Elysian Island to destroy the weapon and armor shipments, hacking a laptop for the delivery routes, then chasing down and destroying three delivery vans before they scatter — all within a 30-minute time limit (with a 5-minute warning near the end). Unlike the other optional preps, it can't be skipped for a fee.
- Guard Routes: reveals every guard's position on your finale minimap. Requires planting a radio tracker on the Bell Building roof.
- Glass Cutter: lets you cut into reinforced glass display cases for extra secondary loot. Requires retrieving the cutter from a safehouse after an AI concierge upload.
- Power Drills: lets you drill open vault lockboxes during the finale for additional loot. Requires finding a duffel bag of drills at a house under construction.
- EMP Charges: disables lights and cameras, wipes CCTV footage, and opens an extra staircase route. Requires intercepting a Merryweather Mobile Operations Center, clearing out the agents inside, then driving off in a Rumpo van stashed in the back and arming it outside the Kortz Center.
For a first run, prioritize Glass Cutter and Power Drills — they directly increase how much loot you can carry out, which matters more for payout than the stealth-focused preps.
05Entry Points
Four entry routes are available once scoped, and they are not equally easy — guard exposure depends mostly on how far the entry starts from the vault:
- Loading Bay: the ground-level garage doors near the hedge maze. This is the easiest of the four routes and starts closest to the vault — paired with the Alpha Mail Disguise Infiltration Gear, most players walk in unchallenged. It's the best pick for a solo run.
- Sewer: accessed through a manhole in the hedge maze and surfaces in the basement — the fewest guards and cameras of any route, sometimes none at all. The best pick for a pure-stealth run, similar in spirit to Cayo Perico's Drainage Tunnel.
- Skylight: entry from the roof of the Bell Building — the longest route down to the vault and the hardest to keep quiet, since you cross the most floors and opposition.
- Staff Entrance: starts you further from the vault with more of the building to cross on the way down, so expect more guard contact than Loading Bay or Sewer.
For a solo run, Loading Bay with the Alpha Mail Disguise is the easiest overall entry. For the lowest possible guard contact, the Sewer mirrors what worked well in Cayo Perico's Drainage Tunnel.
06Payout: First Run vs. Replays
Rockstar has not published official payout figures for the Kortz Center Heist. The numbers below are aggregated from launch-week player reports and community trackers, and should be treated as estimates rather than guaranteed amounts — cross-check the GTA Online Newswire or a current guide for your version before budgeting around them.
- First solo completion: roughly $2,000,000–$2,250,000, built around a primary painting target reported around $1,925,000 plus whatever secondary loot (display-case items, small paintings) you carry out.
- First completion with a full crew collecting all secondary targets: reports place this as high as roughly $7,100,000 split across a four-player group.
- Replays (before the weekly reset): payouts drop sharply to roughly $300,000–$400,000 after the flat $100,000 restart fee — a much steeper first-run-to-replay falloff than Cayo Perico.
- Buyer bonus: a reported $50,000 (Normal Mode) or $100,000 (Hard Mode) bonus for delivering the specific items Raf's buyer requests, on top of the base payout.
The same July 2026 update that added this heist also reduced payouts on several existing heists, most notably Cayo Perico — factor that into any money-per-hour comparison between the two.
07Is It Worth the $16M Entry Cost?
The Kortz Center Heist's setup cost is far higher than any other heist's planning base — the Kosatka for Cayo Perico costs a fraction of a Mansion plus Art Studio. That changes the math on whether it's worth running:
- If you already own a Mansion for other reasons (or plan to buy one anyway), the Art Studio add-on is a comparatively small additional investment and the heist is worth adding to your rotation.
- If you would be buying a Mansion solely to unlock this heist, the reported replay payout (~$300K–$400K) makes the break-even point slow compared to grinding Cayo Perico or the Diamond Casino Heist with an already-owned Arcade.
- The heist's real strength on a first run is the one-time payout from a full crew clearing every secondary target — for players who haven't run it yet, that's a meaningfully bigger single payday than a first Cayo Perico run.
If your goal is pure money-per-hour and you don't already own a Mansion, established heists with cheaper planning bases remain the more efficient grind — treat the Kortz Center Heist as a one-time high-value job plus an occasional replay, not a primary income loop.
FAQ
What do I need to unlock the Kortz Center Heist?
You need to own a Mansion in Los Santos (the Tongva Estate is the cheapest option, around $11.5M) with an Art Studio upgrade built inside it (around $4.7M). Both are required — there's no way to access the heist's setup board without owning them. Once you do, Raf De Angelis contacts you to begin the scope-out.
How much does the Kortz Center Heist pay?
Rockstar hasn't published official figures. Community-reported estimates put a first solo completion at roughly $2M–$2.25M, a full four-player crew clearing every secondary target as high as ~$7.1M, and replays before the weekly reset dropping to roughly $300K–$400K after the $100,000 restart fee. Treat these as estimates and check a current guide, since Rockstar can adjust payouts with later updates.
Which prep missions are mandatory in the Kortz Center Heist?
Both Equipment preps (Access Code and Hacking Device) are mandatory. You also need to complete at least one option from Infiltration Gear, Unmarked Weapons, and Getaway Vehicle — three categories where you pick one path rather than doing everything. The five remaining preps (Guard Shipments, Guard Routes, Glass Cutter, Power Drills, EMP Charges) are entirely optional.
What is the best entry point for a solo or stealth run?
Loading Bay is the easiest entry overall and the best pick for solo runs — it starts closest to the vault and, paired with the Alpha Mail Disguise, sees very little guard contact. If you specifically want the lowest possible guard density regardless of Infiltration Gear pick, the Sewer entry through the hedge-maze manhole surfaces in the basement with the fewest guards and cameras of any route, similar in role to the Drainage Tunnel in Cayo Perico.
Is the Kortz Center Heist worth it if I don't already own a Mansion?
It depends on your goal. Buying a Mansion and Art Studio solely for this heist is a slow investment to recoup given the reported replay payout of roughly $300K–$400K. If you already own or plan to own a Mansion anyway, the heist is a worthwhile one-time high payout plus an occasional replay — but it isn't the best pure money-per-hour grind compared to cheaper-to-unlock heists.
