01How Passive Businesses Work (The Core Idea)

Every passive business in GTA Online follows the same loop: supply → produce → sell. You buy or steal supplies, your staff convert them to product over several real-time hours, and then you deliver that product for a payout. The business keeps producing whether you are playing other missions or logged off (as long as it stays active).

The key metric is profit per hour after all costs — not the raw sale price. A business with a $500,000 sell figure that takes ten hours to fill is worth $50,000/hr. One that fills in four hours and nets $200,000 after supply costs is worth $50,000/hr too — but it demands more active management. Factor in:

02The Nightclub — Your Passive Income Multiplier

The Nightclub is the single most important property you can own for passive income, and the reason to build your business empire around it. On the surface it looks like an entertainment venue — but the real value is the Warehouse underneath it.

When you assign technicians to your Nightclub basement, they quietly accumulate product from your other businesses — without those businesses needing supplies, without you running resupply missions, and without any active management. The technicians draw on five categories:

A full warehouse with all five technicians assigned to those top-tier categories is worth approximately $1,931,500 gross per sell cycle (roughly every 20 in-game hours of accumulation), with Tony's cut capped at $100,000 — leaving you about $1,831,500 net per sale.

The Nightclub also generates passive safe income based on popularity. Swap DJs occasionally (via the management computer) to keep popularity high, and the safe fills with up to $250,000 — collected in five $50,000 increments every 48 in-game minutes. That is roughly $56,000/hour of pure passive cash that requires zero product management.

Cost: Nightclubs range from $1,080,000 (Elysian Island, remote location) to $1,700,000 (West Vinewood). The Downtown Vinewood location at around $1,440,000 offers the best balance of convenience and price. Add the Equipment and Staff upgrades (combined ~$1,400,000) for maximum warehouse efficiency — a total investment of roughly $2.8–3.1M that pays back within a few sell cycles.

Critical point: you must own the feeder businesses for each technician category to work. The Nightclub does not replace those businesses — it amplifies them by removing the resupply grind.

03Bunker — Best Mid-Tier Business for Gunrunning

The Bunker (Gunrunning DLC) is the backbone of the Nightclub Sporting Goods category and a strong standalone earner in its own right. Buy it, register as an MC President or CEO, keep it supplied, and it researches and manufactures weapons-grade product that sells for substantial payouts.

The Paleto Forest Bunker is the cheapest at $1,165,000 but is far north of Los Santos — long delivery runs. Chumash ($1,650,000) is considered the sweet spot: close enough to the city for reasonable deliveries, still cheaper than premium locations.

Upgrade costs: Equipment ($1,155,000) + Staff ($598,500). These upgrades are essential — without them production is half speed and product value is significantly lower. Budget around $3.4–3.9M all-in for a properly equipped Chumash bunker.

Fully upgraded, the Bunker produces product worth approximately $1,000,000 per full stock (takes around 11.5 hours uninterrupted). That works out to roughly $57,000–$60,000 per hour of passive production. Sell in a full public lobby for a demand bonus — but be aware that large sell missions spawn multiple vehicles that can be difficult solo. Sell at roughly half stock to keep delivery to one or two vehicles.

The Bunker also offers Research mode — you can have your staff research new weapon modifications and vehicle upgrades instead of manufacturing product. Research takes longer and earns no direct income, but some unlocks (like the Ballistic Equipment or Orbital Cannon) are worthwhile. Switch to Manufacturing once research is done.

04MC Businesses — Cocaine, Meth, Cash, Weed

Motorcycle Club businesses are the classic passive income layer, and they do double-duty as Nightclub warehouse feeders. Ranked by profit per hour with both upgrades active:

You do not need to actively resupply these businesses once your Nightclub technicians are assigned — the technicians generate warehouse goods independently. However, if you want the direct MC business payout (from the business itself, not just the Nightclub), you still need to manage supplies for those businesses separately. Most players eventually run both streams in parallel.

Important: before buying any MC business, you must first own a Motorcycle Clubhouse. The cheapest starts at around $200,000. Register as MC President from the interaction menu to activate your businesses.

05Acid Lab — Best Entry-Level Solo Business

The Acid Lab (introduced in the LS Drug Wars update) is the ideal first passive business for solo players — lower barrier to entry than the Bunker or MC stack, strong hourly income, and simple sell missions that are easily done solo.

You unlock it by completing Gerald's Last Play missions and then purchasing the Freakshop in Blaine County for around $750,000. The mandatory Equipment Upgrade costs an additional $250,000 — both are required to reach full profit potential.

Production fills in approximately 4 hours (with the equipment upgrade and daily production boost applied). A full batch sells for around $335,000 base, up to $351,840 with the product name bonus. That works out to roughly $80,000–$85,000 per effective hour — making it one of the best hourly rates for a solo passive business.

The Acid Lab does not feed the Nightclub warehouse, so it stands entirely alone as an income stream. That is its main limitation compared to the MC businesses or Bunker, which contribute to the Nightclub multiplier. However, as a first purchase or as a parallel earner alongside your Nightclub stack, it earns its cost back quickly.

Supply tip: buy supplies ($60,000 per refill) rather than stealing them unless you are specifically grinding the steal missions for fun. Your time is worth more doing other activities while the lab produces.

06Recommended Investment Order for New Players

The biggest mistake new GTA Online players make is buying an expensive property too early — or buying the wrong one first. Here is the optimal path for building passive income from scratch:

  1. Motorcycle Clubhouse (~$200K cheapest) → then Cocaine Lockup, Alamo Sea ($975K). The Clubhouse unlocks all MC businesses. Get cocaine first — it has the best per-hour profit of any MC business and feeds your eventual Nightclub. Budget ~$2.3M total with both upgrades.
  2. Acid Lab (~$1M total investment). Run this in parallel while your cocaine lab works. Sell cycles are independent, both produce while you are active or offline.
  3. Bunker — Chumash ($1.65M + ~$1.75M upgrades = ~$3.4M total). Add this once you can afford the full upgrade stack. The bunker takes longer to recoup its cost but is essential for the Nightclub Sporting Goods feed and strong as a standalone earner.
  4. Meth Lab and Counterfeit Cash Factory. Add these to unlock all five Nightclub technician categories. Prioritise Meth over Cash — it earns more as a standalone business too.
  5. Nightclub ($1.44M + ~$1.4M upgrades). Buy this once you own the Cocaine Lockup, Bunker, Meth Lab, and Cash Factory. At that point all five technician slots are useful from day one, and the warehouse immediately becomes your highest-value sell. Add all five technicians ($878,000 total for all five) and the safe will passively top up while the warehouse accumulates product.

This path requires roughly $10–12 million total investment to have the full passive stack running. That sounds like a lot — but each step generates income that funds the next. Starting from zero via heists and the Cayo Perico grind, most players can complete the full stack within 30–50 hours of play.

07Hangar and Salvage Yard — Worth Considering?

Two other businesses appear regularly in discussions of passive income:

Hangar (Smuggler's Run DLC): The Fort Zancudo Hangar ($3.5M–$3.6M) enables air freight smuggling and feeds the Nightclub Cargo and Shipments category. However, it is extremely expensive, delivers missions require flight skill, and the same Nightclub slot can be filled by CEO Special Cargo instead. Most players skip the Hangar for income purposes — its main appeal is access to the Avenger and other aircraft. Not a priority purchase for passive income.

Salvage Yard (Bottom Dollar Bounties): The Salvage Yard is more of an active-passive hybrid. You tow or steal vehicles (each one earns $30,000–$40,000), and once four cars are dismantled your wall safe generates up to $24,000 per in-game day passively. The active towing component can net $80,000–$100,000/hr during focused grinding, which is competitive with other businesses. It does not feed the Nightclub. Good for players who enjoy the vehicle recovery gameplay; skip if you prefer fully passive setups.

Neither the Hangar nor the Salvage Yard is a priority for new players building a passive income foundation. Finish the core stack first.
